The next step is scheduling a whole home inspection. There are a handful of great companies in the Omaha Metro. When you call them you will want to schedule the inspection to fit your schedule. The home inspection company should notify the sellers, listing agent & myself of the date/time of the inspection that you choose.  All of these inspectors also have lockbox access and can let themselves into the home.

Several items may not be included in a whole home inspection and may need to be added at an additional cost if you're interested in completing them. The most common are shed, outbuildings, radon testing, sprinkler system inspections, boat lifts, lead, mold, etc. Whichever company you choose be sure to ask what is included with a basic inspection. You can also call me with questions. Also depending on the time of year some items are not able to be fully inspected.

Mike is a great inspector and one of the most detailed and thorough inspectors I’ve ever used. His inspections run a little long because he provides a wealth of information.

Midlands Home Inspections

Brent Simmerman is the owner and lead inspector. He runs a very good company and has detailed reports and fantastic customer service. He also has the ability to do infrared inspections to catch things the naked eye would miss. His availability is usually pretty good and because it’s his company he can sometimes shift things as needed to accommodate schedules.

Home Buyers Protection (HBP)

HBP does a very thorough job! The inspectors are friendly and explain things well. Their reports are easy to read with photos. They often have good availability that fits our clients’ schedules because they have several different inspectors. My personal Favorite Inspector is Alex Sequenza (I recommend using him if he’s available).

Inspectix Home Inspections

This company has some very good veteran inspectors. The owner is a great guy who owns several other businesses in town and has a good grasp of construction and how homes in Omaha are built.

National Property Inspections

This is another good locally owned company but part of a national franchise. Daryle is one of the owners and does a fantastic job. They have good written reports and are very knowledgeable.

Miller Home and Building Inspections

Doug is a good inspector and has many years of experience. His reports are detailed and he does free re-inspects upon request.
